Residential Subdivision:

Rural Subdivision:

The Surveying Company has a strong tradition in rural subdivision having satisfied the needs of many rural land owners. Many of our staff have a rural background and so understand rural issues. You don't need someone who is scared of a pair of gumboots controlling the future of your most valuable asset. Many rural subdivisions are designed to release some needed cash without compromising the ability of the remainder of the farm to operate efficiently. Commercial Subdivision:

The Surveying Company understands the high value in commercial subdivision and accordingly assigns the appropriate attention to detail to ensure the resultant subdivision is accurate and protects the complicated service requirements common to these types of developments. Our normal attention to detail during the consent process is especially important with Commercial subdivision as existing easements and encumbrances can prove to be major headaches when not resolved appropriately at an early stage. These developments often have the impending pressure of new lease arrangements and so our rapid completion rate allows for cash flow to begin as soon as possible.

Unit Title Subdivision:

The use of unit titles is becoming more commonly utilized as New Zealand becomes a more densely urbanized society. Where these types of subdivision were almost unheard of in the provinces they are popping up in a reflection of the phenomenal increase in values of some forms of land, particularly costal urban and inner city properties. It is also evidence of the change in demographics as our society ages and a larger proportion of the population wants to remain close to town without the labour of maintaining extensive gardens. As the value of the traditional kiwi plot of land moves beyond the grasp of first time home buyers apartment living is becoming the vehicle by which some are able to enter the property market.

Subdivision Project Management:

A sign of the times is that projects today are becoming more complex with more requirements being imposed by Council authorities. Subdivision requires coordination amongst a range of professionals and a surveyor is ideally positioned to manage these parts as we have a diverse range of experience including planning, engineering and legal expertise. Subdivision Feasibility Assessment:

Before any project goes ahead the numbers have to work. We can work through the numbers for you starting with your gross realization, allowing for your profit and risk and accounting for any costs. If this does not add up for you we will deliver the hard figures and suggest not proceeding. Of course if the numbers are favourable you will have the confidence to go ahead with enthusiasm.

Topographical Surveys:

Topographical surveys are surveys of existing sites in order to locate existing features such as services, vegetation, roading, structures and ground contours. This information is most often utilised by architects and engineers to carry out their designs. Amongst our equipment we have our own roving GPS unit which allows us the flexibility to carry out these surveys in almost any location with seamless precision. The accuracy and detail of our resultant plan will save you considerable time and money during design.

We have been utilising GPS in a variety of surveys for many years now.  Its speed and flexibility brings huge benefits to our clients in the rapid gathering of information for topographical surveys or completing large, rural subdivisions considerably faster than traditional technology.

Deformation Monitoring Surveys

There are many reasons why a structure may need to be monitored for movement.  For example, it is well known that dam walls change shape with varying water pressure, that the foundations of large buildings are affected by changes in ground conditions and that landslips sometimes occur on embankments and cuttings.  For all of these, deformation surveys can be used to measure the amount by which a structure moves both vertically and horizontally over regular time intervals.  It is the taking of very precise periodic measurements that distinguishes a deformation survey from other types.  The Surveying Company has the techniques and equipment to carry out this task efficiently.

Boundary Fence Surveys:

It is not unusual for a boundary fence to be located in the incorrect position and for this reason it should not be assumed it is correct. Mistakes generally happen because someone has not taken the time to instruct a surveyor to show them exactly where it should go. This can be particularly problematic when dealing with old properties where a home owner or developer wants to renew a fence or build in close proximity to a boundary. The consequences of not finding out the location of the true boundary and taking short cuts can be very expensive. Let us remove the stress and help you sleep at night.

Farm Mapping:

The Surveying Company is able to deliver precise farm maps at a variety of accuracy requirements.  We have the ability to utilise our survey accurate GPS equipment to produce farm maps at below ±0.5m accuracy, however if you are looking for a more cost-effective solution we can work with aerial photograpy to deliver to you a plan view showing paddock names, areas, fencelines or any other desired feature.

Cross Lease Conversion to Freehold Surveys:

Cross lease subdivisions were originally commonly utilised to avoid council contributions. However this loophole has been removed and consequently any advantage it had. In fact these subdivisions have many disadvantages for the home owner and as a result many choose to convert these titles to a standard freehold title. Building Height Datum Certification Surveys:

In some low lying locations around the country such as Napier it can be a specification from Council that a new structure be build a certain height above sea level. We have the equipment and experience to meet these requirements so contact us.

BOMA, Rentable Area Surveys:

Landlords and tenants require precise measurements of buildings for calculating rentables areas in terms of the Building and Office Management Associations (BOMA) Guide to the Measurement of Rentable Areas.  The Surveying Company has the expertise and experience to undertake BOMA surveys and to produce accurate plans for inclusion into lease documentation.

Carbon Farming Surveys:

Whether you believe in the science or not, “Carbon Farming” as a result of climate change appears to have arrived and many large land owners are making enquires. MAF has set up a programme called the Permanent Forest Sink Initiative (PFSI) that promotes the establishment of permanent forests on land that was previously unforested. The growth of these new trees gives the owner the ability to accumulate carbon credits which are based on the carbon being stored in the growing trees. This process then allows the owner to generate income through the sale of these carbon credits to industries that wish to offset their carbon footprint.  Once you have located land that is to be retired it has to be measured. QEII Trust:

The QEII Trust helps landowners protect significant natural and cultural features on their land through open space covenants. Part of this process involves the mapping and measuring of these covenants so they may be accurately graphically depicted to formalize their protection in perpetuity. The Surveying Company has taken great satisfaction in assisting with the technical aspects of this valuable process.

The Surveying Company has assisted in the protection of over 4500 ha of significant natural or cultural land mostly throughout the East Coast of the North Island. To date this has involved over 120 separate surveys and features protected include landscapes, forest remnants, wetlands, grasslands, threatened species habitats, and cultural and archaeological sites.
